LOFTS AT PARK AVENUE [TRC Plan Review #2] TECHNICAL STANDARDS – ACCESS (sight distance): 1. City’s 20’x70’ sight distance triangle must be implemented as per below image. [Sec.18-529(c) (3) CofW LDC] [Sec. 18-812 CofW LDC]. TECHNICAL STANDARDS – Barrier Free Design: 2. Detectable warning domes is not required and shall not be installed at the connection of the site sidewalk and multi-use path. Please let me know if you have any questions or if I can be of further assistance as this development moves through the review process.

THE LOFTS AT PARK AVENUE [TRC Plan Review #2] TECHNICAL STANDARDS – ACCESS (driveway, sidewalk, and sight distance): 1. Thank you for providing the sidewalk connection between the site and Bradley Creek Station. 2. Park Avenue traffic volume requires a Clear Zone Recovery distance of 14’-16’ for pedestrian facilities along frontages, which do not have vertical separation or curb and gutter. Please add a Pedestrian Access Easement, in order to establish the Clear Zone Distance of 14’ and show the edge of the Multi-Use Path at a minimum distance of 14’ from edge of pavement on Park Avenue. 3. No Further Comments.
