COTTAGES AT COLLEGE ACRES [TRC Plan Review #3] TECHNICAL STANDARDS – [City/ADA standards]: 1. Pavement markings are missing from an accessible aisle in front of building 38. 2. Detectable warning domes shown at the sidewalk connecting a commercial type driveways, is not required since the pedestrian right-of-way and sidewalk continues across the driveway. 3. Detectable warning domes installation is required before entering drive aisle/pavement surface. This is applicable to all the accessible aisles leading to sidewalk without/without ramps. Below image is for reference only. Please let me know if you have any questions or if I can be of further assistance as this development moves through the review process.

 Please address the following comments:

-        Hydrant must be within 300’ of the building(s), measured as the truck drives (Commercial) Same clarification needed for the neighborhood Retail Store.

 

Please add a Fire & Life Safety Notes section to the plans with the following:

 

-        Fire Hydrants to be installed per City of Wilmington ordinance and CFPUA Standards

-        Contractor shall maintain an all-weather access for emergency vehicles at all times during construction

-        New hydrants must be brought into service prior to combustible materials delivered to the job site

-        Landscaping or parking cannot block or impede fire hydrants.  A 3-foot clear space shall be maintained around the circumference of the hydrant

-        Additional fire protection and/or accessibility requirements may be required due to any special circumstances concerning the project.

-          Contractor shall submit a Radio Signal Strength Study for the commercial retail that demonstrates that existing emergency responder radio signal levels meet the requirements of Section 510 of the 2018 NC Fire Code.

Please revise the landscape plan. TECHNICAL STANDARDS – PARKING: 2. Please consider spacing for bicycle parking. The proposed bicycle parking spaces appear to shown with 30 bicycle spaces for unit #1- #18 and 5 bicycle parking spaces for unit #19- #40. 3. No Further Comments.
