Street names may not duplicate, sound-alike, or be similar to any other street name or development name in New Hanover County (Addressing Standards and Procedures, Section 2.2.5).
Street names must be a minimum of three (3) characters and a maximum of twenty-four (24) characters in length (Addressing Standards and Procedures, Section 2.2.1 and 2.2.2).
Street names should avoid the use of special characters, such as hyphens, apostrophes, or periods (Addressing Standards and Procedures, Section 2.2.3).
Street names should avoid the use of words or syllables that may be confused with directional or street type designations (i.e. Northglen Dr or Circle Dr) (Addressing Standards and Procedures, Section 2.2.4).
Continuous streets passing from one existing subdivision to a new one should continue the same name (Addressing Standards and Procedures, Section 2.3.4).

Gallery Park Apartments
In order to present this proposal to the Subdivision Review Board, staff requests the following:
1. The project acreage needs to be confirmed since the area subject to the request appears to be defined as follows:
a. The perimeter of the overall “Apartment Land Bay” delineates the gross land area of the proposal. That is the acreage that will be specified in the case summary. It excludes the area of any offsite temp. storm drainage easement, but:
i. The approx. location of this easement needs to be sketched on the plan.
b. All areas of proposed rights of way are to be included in the gross project acreage.
2. Other plan comments:
a. Please provide accurate street cross sections and include bike lanes, etc. Street C needs to have the bike lane clarified.
b. I have attached a city cross section exhibit in an accompanying email.
c. The street rights of way for Gallery Park Blvd, Street B and Chippenham Dr. need to have their widths called out; please also identify each one as “Public”.
d. You may continue to identify the proposed streets as “Street A, Street B”, etc.
e. However, please select all of your desired street names and obtain approval from Addressing prior to your SRB meeting date.
f. Please connect the development to the multi-use path.
g. Where storm runoff is generated off the public street, City requests that public storm drainage easement(s) be shown. Please also show public water/sewer easements as required. A 10-ft non-municipal utility easement for Duke, AT&T, etc. needs to be shown on all street frontages.
h. Parking requirement: For purposes of the preliminary plan, the parking count can remain as is until the construction plan phase.
i. The Conditional District zoning approval specifies design criteria, POA document prep. and developer oversight; these should be addressed at the site plan phase.
j. It is critical before SRB that we resolve whether the plan is showing adequate open space. Could you provide an exhibit sim. to the “built upon plan” that highlights and provides a total of the open space being claimed and the total ensuring that 35% is satisfied?
k. At this early stage, it is fine if Chippenham gets extended from George Anderson Dr. later. Same for Street B. These streets do belong on the Preliminary Subdiv. Plan, however. Some of the sidewalks are missing, yet the Apartments site plan will show the exact amount of street and sidewalk construction. These streets can be included then if that is preferred.
3. Staff needs the following prior to August 2014:
a. Revised preliminary plan (per the above comments).
b. Written waiver requests – needed prior to our . Waiver requests generally pertain to additions to the city’s 500-800 foot rule, centerline tangents, public sidewalk and length of cul-de-sacs over the 500-foot maximum.
c. It is understood that you are requesting Engineering approval of variance for a non-standard cul-de-sac. No action needed til site plan submission.
The following are other misc. TRC Notes; they may not apply to the Prelim. Subdivision Plan:
