TECHNICAL STANDARDS – ACCESS (driveway, sidewalk, and sight distance):
1. The minimum two-lane driveway width is 23’. [7-9 CofW Tech Stds]
2. Dimension the flares for the driveway.

A. All traffic control signs and markings off the right-of-way are to be maintained by the property owner in accordance with MUTCD standards.
B. Any broken or missing sidewalk panels and curbing will be replaced.

1. The proposed sidewalk and gravel surface within the Parking lot, appears to be at the same height. If there is no vertical separation from the sidewalk and vehicle movement area, the site may have to provide additional barriers to prevent vehicles from backing/ driving on the sidewalk. Please revise.
2. The Utility Plan shows a note “Remove and replace existing concrete sidewalk and curbing as needed for the connection to the existing water main.” The new water line appears to be approximately 165’ (from the corner of 15th Street and the connection point) to the new water meter connection. Please show more information on the portion of sidewalk and curbing that will be disturbed by the new 2” water line. Also, please verify that the line cannot be positioned outside the sidewalk.

TECHNICAL STANDARDS – PARKING:
4. The 8” Flowering Cherry appears to be located outside of the essential site improvements area. Please protect the tree or consider moving it to another location on the site.
5. The site does not have parking shown for customers or employees. Please consider adding additional parking to the site.
6. Please show the dimensions, and direction of operation of the gate, which is adjacent to the handicap parking space. The gate will not be allowed to block or hinder the handicap parking.
7. Although not a requirement, it is requested the Applicant consider adding some bicycle parking. Please add the required number and the proposed number to the site data table and graphically indicate on the plans the location of bike parking. [Sec.18-528 CofW LDC]
