VALVOLINE INSTANT OIL CHANGE [TRC Plan Review# 3] TECHNICAL STANDARDS – ACCESS (driveway, sidewalk, and sight distance): 1. Please ensure the site connection with the H2 Turbo Site is completed and pavement sections are joined when asphalt pavement is installed. 2. The proposed Sight Distance Triangles are not properly shown on the site plans and landscape plans. Once the site distance triangles are properly shown, please ensure vegetation and street trees do not interfere with clear visual sight distance from 30” to 10’. 3. Please see the full diagram below and revise the City’s 20’x70’ sight distance triangle at each driveway on the site plan and landscaping plan. [Sec.18-529(c)(3)CofW LDC] Add a note indicating that all proposed vegetation within sight triangles shall not interfere with clear visual sight lines from 30"-10'. [Sec.18-566 CofW LDC] TECHNICAL STANDARDS – Barrier Free Design: 4. The Van Accessible Handicap Sign (R7-8P) is a Sub-plate, which must be placed beneath the R7-8 Handicap Sign. Revise the proposed detail on Sheet C4.1 for the Accessible Parking Sign to reflect this change. Provide confirmation from Engineering that attenuation of the 10, 50, and 100-year storms is being met for exceptional design points.
Minimum parking required is 3 spaces, maximum parking permitted is 5 (2,080 sq ft building). Maximum parking requirement not applicable to lots with 20 or fewer spaces (see Sec. 18-528 (d)).
Add symbols for planting materials in planting schedule.
Delineate streetyard areas on plan. It is difficult to tell if the symbols/hatch areas are the streetyard. Show in a legend.
Landscape islands are required at the end of each parking row. The island north of the dumpster does not appear to meet minimum area (216 sq ft) and width (12 ft) requirements. The required tree is not located within the island.
Impervious pavement area on site plan and area shown for parking lot shading requirement on landscape plan do not match.
Tree removal/preservation permit is required.
Signage must be monument style. Sign permit will be obtained through Zoning Section.
