The 16" and 24" pines closest to the road should be retained, not removed. The sidewalk can be shifted away from the trees, into the ROW. Area west of the ADA ramp should be tree protection area, even if the trees are not large enough to show up on the survey.

• Wetland determination or delineation-Cityview recognizes potential for wetlands to exist onsite.

Landscape Plans (Sec. 18-462):

• Add mitigation calculations
• Add species, dimensions and spacing of proposed plants.
• Add trees, shrubs and groundcover to planting islands.
• Provide calculations for canopy coverage.
• Verify parking facility calculations for interior landscaping. Area to be included in calculation includes, but is not limited to parking areas, loading spaces, automobile sales lots, driveways and internal drive aisles. Required shade is a minimum of 20% canopy coverage at maturity.

SMITH AND GSELL DESIGN STUDIO [TRC Plan Review #2] TECHNICAL STANDARDS – ACCESS (driveway, sidewalk, and sight distance): 1. Ensure the 5’ sidewalk is not blocked by the Utility/ phone box and Utility pole at the eastern property corner. If the 5’ sidewalk has a utility interference, it may be necessary to shift the sidewalk around these obstructions. 2. The Van accessible aisle is required to be 8’ wide. The 15’X22’ area adjacent to this space can be modified to allow the Van Accessible parking space to be modified. Please revise. 3. 2. No Further Comments.
