This is first complete resubmission since project redesign. Traffic to verify compliance with 500-800 ft rule for northwest corner of site. Staff requests clarification regarding pedestrian easements being shown esp on Matteo Drive. The Multi-use path (see March 7 Planning comments) and required easement along CB Road were omitted from this version.
Planning will add further comments shortly after our review is complete. Traffic comments expected within 72 hours in keeping with their re-review policy.

Initial Review Note
BASE INFORMATION:
· Show the location of the 10’ Multi-use Path along the frontage of Carolina Beach Road on the site plans.
TECHNICAL STANDARDS – DRIVEWAY ACCESS (Non-Major Thoroughfares):
1. Distinguish between pavement markings for Turn lanes and medians on the site plan. Ensure labels do not obscure these features.
TECHNICAL STANDARDS – ACCESS AND PARKING (driveway, sidewalk, sight distance):
2. The site plans provide handicap parking at six (6) of the Apartment buildings; however, the Apartment building at the SW corner of the site and the Community Pool Facility do not have handicap parking adjacent to these buildings.
3. Distinguish between existing and proposed sidewalk on Sikes Drive and Matteo Drive.
4. Please extend sidewalks to the amenity areas on the site, such as the dog park, the community play park, and the community pavilions.
5. Provide sidewalk connections from the site to the 10’ Multi-Use path.
6. Provide striping for the crosswalk (across Matteo Dr. Approach to the Roundabout) for the intersection of Matteo Dr. and Sikes Dr. Place the crosswalk behind the splitter island for the Roundabout on Matteo Dr.
7. Provide a detail for the curb cuts through the landscaping islands in the northern parking lot.
8. Show tactile mats on the site plan for each curb ramp or handicap ramp.
9. Show the location of the business identification signage for this project. NCDOT/ City of Wilmington will not allow obstructions within the right of way.
REVISIONS TO NOTES ON THE PLAN:
10. Please revise notes #5 on sheet C-3.1 to reflect the following verbiage:
#5: Contact Traffic Engineering at 341-7888 to discuss Site Lighting Details.
MISCELLANEOUS:
* The dumpster pad in the parking area adjacent to the commercial space, is missing a note.
