NHRMC EMERGENCY DEPARTMENT ADDITION- Landscaping Plan [Landscaping Plan Review]
TECHNICAL STANDARDS – ACCESS (driveway, sidewalk, sight distance):
1. Ensure the Emergency Room signs at the entrance to the site do not obstruct clear visual sight lines from 30” to 10’. One sign is positioned behind the stop sign and in the normal 20’X70’ SDT and the second appears to be within the 14’ median island on the NE side of the entrance.
2. The landscaping plan proposes to leave existing trees within the SDT for the entrance to this facility. If the trees can be trimmed, or if they do not interfere with clear sight lines from 30” to 10’, they should not cause any problems. If the trees will interfere with sight distance, then the plan may require some adjustment to correct these problems. [Sec.18-529(c)(3)CofW LDC] Add a note indicating that all proposed vegetation within sight triangles shall not interfere with clear visual sight lines from 30"-10'. [Sec.18-566 CofW LDC]
3. Please show proposed / existing lighting on the landscaping and site plans.
4. The proposed Shumard Oaks in the 36’ island appear to be very closely spaced. Will the trees have adequate room for growth to reach maturity/ normal spread?
TECHNICAL STANDARDS – Barrier Free Design:
5. The existing wheelchair ramp and crosswalk shown at corner of the new patient parking area and site access road, appears to lead to a median island (shown on the landscaping plan sheet L300). The new island appears to be blocking the crosswalk location. Please work with the engineer to revise the island or add a cutout so pedestrians will not have to enter the access road to continue going eastbound. If the receiving side of the crosswalk does not have a receiving ramp, please install this ramp to City/ADA standards.
