TIBURON PARC APARTMENTS PHASE 1 v2 [Plan Review #3]
- Right-of-Way is still being shown on Independence Blvd. within the right turn lanes instead of an appropriate point behind the curb. This needs to be resolved.
- Please remove the curb & gutter that will be demolished at the Tiburon Drive entrance, from the proposed site plan/landscaping plans. It currently appears that curb and gutter will be in the middle of the travel lane.
- Show wheel chair ramps at the crossing adjacent to Jean Rabin Way between buildings 1 & 2.
4. Provide City Standard Detail SD 7-01 for curb & gutter.
5. Please provide a detail for the transition between the curb and proposed sidewalk at the Striped Accessible Crosswalk on Jean Rabin Way, at the street corner entrances along Moynet Way and the entrance to the parking area on Moynet Way.
6. Reposition bike parking thru out site.
7. The 25’ radii of the landscape islands in the parking area north of Building 1 still appears to extend into the travel way. The radii shall be measured along the edge of the travel way. Emergency vehicle access is required in this area.
8. Sight distance is needed across the medians. All proposed vegetation within sight triangles shall not interfere with clear visual sight lines between 30” and 10’. The center median landscaping cannot block sight distance for vehicles turning left from Jean Rabin Way at the northern intersection with Moynet Way.
9. Show and apply the sight distance triangle on the landscaping plan. Add a note indicating that all proposed vegetation within sight triangles shall not interfere with clear visual sight lines from 30”-10’. [Sec.18-566 CofW LDC]
10. Dimension the length of the parallel parking spaces near the roundabout.

- Please provide a copy of the current wetland designation determination for the associated wetlands on the project site. Please delineate the wetlands and applicable setback in accordance with the current delineation.
- Provide copies of any documents authorizing wetland disturbance from the applicable agency;
- Please verify that the conservation resource/wetlands shown on the plan are not any of the following resources:
o salt marsh,
o brackish marsh,
o freshwater marsh,
o wetlands contiguous with tidal wetlands,
o tidal shores and/or primary nursery areas.
The developer's soil scientist may place the note on the plan that bears the professional seals of the designer, engineer, etc. verifying this information;
- The property is shown in the New Hanover County tax records as in the ownership of The Oleander Co, Inc. Please revise all plan sheets to reflect the current ownership information; be certain to revise the ownership information in the title block on each plan sheet;
- Please include sheet C4.1 with the final construction plan submittal set;
- Please be certain that all symbology used on all plan sheets coincide with the each provided legend;
- Please use the updated approved construction plan approval block – we no longer sign on public utilities. Engineering can provide you a copy of the approval block.
· Please note that all street names and address assignments must be approved by the addressing coordinator;

· The adjacent property information was previous listed on this sheet. On the initial plan submittal the print on this sheet was so small that I could not read it. There is no longer adjacent property information being provided on this sheet. Please provide adjacent property information including zoning and land use for all properties located adjacent to the project site including those across Independence Blvd. and Tiburon Dr. Please keep in mind that the recent recording of the Tiburon Parc subdivision plat;

· Please label the Building Data Table to indicate proposed development in Phase I only;

o Please revise the spelling of Mulit to Multi-Family Apartments;
o Please explain how you determined a 34’ proposed corner side setback;

· Please minimize disturbance in the required 25’ conservation resource setback to the greatest extent possible;
· It appears that there will be disturbance in the wetlands, please provide documents authorizing this disturbance;

· The double landscape islands in the parking area between buildings 1 and 2 do not meet the required minimum square footages of 432 SF each;
· Please label the rectangle adjacent to the bike parking/mail kiosk building and the pool;
· Please provide documentation of compliance with Section 18-341(d)(5) including whether proposed improvements do not encroach more than 25% into the 25’ conservation resource setback-please provide calculations;
