- Impervious area calculation in site data table (Sheet 9) does not add up. Plan states 296,340 sq ft. My calculation comes to 320,474 sq ft. When you subtract the pervious concrete you get 293,975, which comes to 57.15% of the site (293,975/514,434).
- 65 points are required for the proposed impervious coverage.

TECHNICAL STANDARDS – NEW ROADS:
1. The proposed Auto Turns movements appear to conflict with plan conditions. [7-5 CofW Tech Stds]
2. Fire Maneuver 2 appears to have the sweep of the truck, (48.1’ Tower Truck is used! They used the right template.), and back of truck hitting the stop sign at intersection of Montage Lane and Pergola Terrace.
3. Fire Maneuver 2.2 has a three point turn where there is no street and where the project does not own the property.
4. Garbage Truck maneuver 2 has a turn where there is no street and where the project does not own the property.
TECHNICAL STANDARDS – ACCESS (driveway, sidewalk, and sight distance):
5. Fire Turn Arounds appear to be limited to 20’ by 60’ with unmarked radius on the turn around.
6. Turn around at Pergola Terrace ends at Siren Activated gate, however, direction and action of gate is not shown on the site plan.
7. Landscape plan shows a tree located in the middle of the shared driveway for lot #39.
8. Driveways are not shown in the median section of Montage Lane.
9. Sidewalk at end of Fire Turn around on Pergola Terrace does not extend to the property line. It ends at the back of south side of the T-style turn around. Extend to the property line and connect to the adjacent commercial property.
10. Shared Driveways are shown as 8’ wide, and on an angle to primary street. Typical residential driveways are minimum 9’ and are at 90 degrees to Primary Street.
11. Shared Driveway also has a small 2’ to 3’ radius in the center of shared 8’ driveways with curbing on the radius.
TECHNICAL STANDARDS – PARKING:
1. The proposed On-street parking shows 7’X23’ parking spaces. Please increase the on-street parking space to a minimum 8’X23’ as required by the City Technical Standards and Specification Manual. [pg. 7-16 CofW Tech Stds]
