Clarify ‘total project area’ versus ‘project area within Airlie boundary’ in site data table. What is the difference?

Impervious total calculation is 358,085 square feet, plans show 357,585 square feet.
Proposed impervious coverage of 59% requires 70 points (split difference b/n 60 and 80 points on chart).
EDN narrative identifies 60 points achieved while list and table indicate 65 points.
Percentage claimed for pervious materials is based on the total paved surface. 34,116/104,868 = 32.5%. Make correction in Exceptional Design Narrative.
Lots 48-52 must have sidewalk along their frontage. When SRB approved the preliminary plan, these lots were not included. All lots are required to have sidewalk along the street frontage. All other lots within the subdivision comply with this requirement.
Phase II improvements cannot be approved until property is under common ownership and property is rezoned to allow for proposed use/lot configuration.
Phase II improvements can be reviewed but must not be shown on final signature set for release.
Identify only one alternative for water and sewer stub connections along the eastern boundary pf the site. Stubs cannot be provided on adjacent private property without an easement.
Water and sewer improvements (SRB Condition #20) must be completed prior to recording of final plat.
Water and sewer easement must be included on final plat (SRB Condition #20).
A revised tree removal permit is required. Provide updated table including mitigation/credit calculation.
Trees can only be removed for essential site improvements or within building footprints. There are several trees identified for removal within open space areas and outside essential site improvements. It may be best if we can sit down to review tree removal plan.

AIRLIE AT WRIGHTSVILLE SOUND [TRC Plan Review#8] Initial Review Note PROTRAK COMMENTS FOR 12-8-2017 Plan Submittal: • Met with David Novotny at City Of Wilmington Planning Department regarding previous comments to V7 plans and McKim and Creed Response from Richard Collier. David showed that 12-8-17 submission was supersceded by v9, 12-20-17 site plans. It was agreed that Transportation Planning would rev iew the 12-20-17 site plans and not 12-8-17 site plans. • No additional Comments will be issued for the 12-8-17 plan, based upon David Novotny request from State Street Companies. • Please let me know if you have any questions or if I can be of further assistance as this development moves through the review process.
