Preliminary Plan Requirements
- Please confirm approval of proposed street names with addressing coordinator.
- Include names of adjacent subdivision and ownership of adjacent properties.
- Include cross-sections for all proposed right-of-way widths.
- Since Craddock Drive is now connecting to Barnards Landing Road this road would be considered a collector. Confirm with engineering and transportation planning if the 57’ cross-section is required for the entire length.
- Confirm with engineering whether Barnards Landing Road connection requires 57’ cross-section.
- Provide proposed bridge cross-section and request waiver for alternative designs.
- Please provide letter requesting any needed variances for SRB review and approval.
- Show lot frontage dimensions.
- Why have lots been renumbered?
- Show 35-foot buffer around all ponds and wetlands (see cluster subdivision requirement below).
Cluster Subdivision Requirements
- A 35-foot buffer is required around all ponds and wetlands. The buffer is shown around some wetland areas and not others. Please include on plan. Buffer averaging may be employed if wetland feature is greater than 5 acres. If averaging is employed show areas on plan and include calculation.
- Protected trees shall be removed from individual home sites and common areas only to accommodate essential site improvements, non-municipal easements, and allowable building envelopes as determined by established setbacks and stormwater allocations.
Construction Plans
- Please add total number of approved units with each phase to the site data table.
- Bridge designs will need to reviewed and approved by City Engineering.
Accessibility looks good please address the following:
· Show all hydrants within 500’ of the building(s) by road. (Residential)
· Fire Hydrants to be installed per City of Wilmington ordinance and CFPUA Standards
Please add the following notes to the Plan:
· New hydrants must be brought into service prior to combustible materials delivered to the job site
· Landscaping or parking cannot block or impede fire hydrants. A 3-foot clear space shall be maintained around the circumference of the hydrant.
