- It doesn’t appear the closest Hydrant meets the code requirement of within 300’ of the building, measured as the truck drives (for Commercial)
- Fire Hydrants to be installed per City of Wilmington ordinance and CFPUA Standards
- Type of Construction of Building according to the International Building Code must be present on the plans.
Please add the following Fire and Life Safety Notes to the plan:
- Contractor shall maintain an all-weather access for emergency vehicles at all times during construction
- New hydrants must be brought into service prior to combustible materials delivered to the job site
- In addition to the standard comments, additional fire protection and accessibility requirements may be required due to any special circumstances concerning the project.
Site Plan Content (Sec. 18-60):
o Revise required building setbacks to include the interior side setback of 18.4 ft. (81-35=46/10x4)
o Add note regarding proposed setbacks
o The district does not have a maximum building lot coverage requirement, however, note the proposed calculations.
o Add note regarding building height and number of stories of all structures
o Add note detailing square footage per floor, if applicable
o Add note detailing the impervious calculations pre-development
o Add note detailing the capacity needs ( email shows 300 gpd)
o Safety barriers needed to be added for the parking area for the concrete mixer trucks
o The proposed concrete truck parking area counts as provided parking and will need to be paved if the total provided parking spaces exceed 25. This area will also need to comply with interior area landscaping requirements per Sec. 18-481.
o Required parking stalls must be a minimum of 8.5 ft. by 18 ft. 25% of the required parking can be compact spaces with reduced dimensions of 8 ft. by 16 ft. If using compact dimensions, identify the number of compact spaces and the number of regular spaces.
o Please label off-street loading (minimum of 1 space required) per Sec. 18-527
Landscape Plan (Sec. 18-462):
o Tree Preservation/removal permit is required.
o Add notes to plans: Prior to any clearing, grading, or construction activity, tree protection fencing will be installed around protected trees or groves of trees. Also add note about no construction workers, tools, materials or vehicles are permitted within the tree protection fencing.
o Add note detailing spacing of planted materials ( incl. streetyard, foundation and planted island contents)
o Add square footage of parking lot to plan
o Add the adjacent properties across Raleigh Street, including zoning and land use
o Add preserved trees to mitigation table and clarify mitigation calculations.
o Add ground cover contents to street yard and planting islands materials list
o Verify the height of shrubs used in the street yard ( minimum requirement is 12 inches at planting)
o Add the minimum and maximum width requirements of the streetyard (minimum is 12.5 ft. and maximum is 37.5 ft.)
o Identify the grove of trees unlabeled on both the site plan and landscape plans
o Add the dimensions of the planting islands ( Minimum requirements include single planting islands measuring 12 ft. by 18 ft. or having the equivalent sq. footage)
o Show provided canopy shading calculations
o Verify height of the office building ( 20 ft. used in the foundation plantings calculations)
