- Street trees are required along all frontages. Show trees located along Market and 10th streets. Existing trees can be used but must be supplemented to meet UMX requirement (1 tree per 30 feet of frontage). The proposed Crape Myrtles along S. 11th Street are fine as long as they are the tree form (please note). Canopy trees are required along Market and S. 10th Streets. Canopy trees should be selected from Sec. 18-196 (f)(3).
I’m aware that you are asking for Street Trees along Market and 10th Street. However, the Landscape Plan has located trees along the entire property frontage but inside the property line. Will this still meet the Street Tree requirement? I believe this is a better option versus tearing up multiple sidewalk panels for Tree Plazas but I wasn’t certain as to whether or not this satisfies the requirement?
Street trees cannot be located within the property boundary, they must be placed in plaza within right-of-way.
- The code requires that a minimum of 75% of the trees used for parking lot landscaping be canopy trees. Also, Crape Myrtles are considered a small shade tree and are presumed to shade a circular area of 314 square feet (Sec. 18-481 (j)) not the 707 square feet allowed for canopy trees. Crape Myrtles used to satisfy the shading requirements can take credit for the portion of the canopy that overlays the parking area, in this 157 square feet each.
Proposed shading does not meet what is listed as required. You can use 353 sq ft credit for all canopy trees adjacent to the parking area. That might get you to minimum area required.
- The waiver for the streetyard is intended to allow buildings to be placed adjacent to the street right-of-way (sidewalk). Since the majority of the site does not have a building frontage along the right-of-way, a streetyard will be required. Since Article 8 does not specify a specific multiplier for UMX, please provide/extend the screening buffer along all frontages, excluding building frontages and driveways.
Streetyard hedge only needs to extend to property line, it does not need to be extended in front of adjacent lot. Please provide screening/hedge in front of bike racks and provide matching hedge along 11st Street. Hedge needs to be continuous, not sure what gaps are for.
- Bufferyard requires (2) rows of planted materials consisting of a combination of trees and shrubs at a minimum height of three (3) feet at initial planting and give at least fifty (50) percent visual opacity of the fence at planting. Buffer vegetation must be located between the fence and the common property line. Please show location and height of bufferyard fence (must be 8’-10’).
Three trees will be required (1 per 30 linear feet) in bufferyard. Please show location, height, and detail (design) of required fence.

1. The landscape plans do not show the required 20’X70’ Sight Distance Triangles on the site driveways on 10th Street and 11th Street.
2. Add a note indicating that all proposed vegetation within sight triangles shall not interfere with clear visual sight lines from 30"-10'. [Sec.18-566 CofW LDC]
3. The landscape plans show street trees that are within the 20’X70’ Sight Distance Triangles, please relocate these trees.
4. Show the location of proposed Street Lights on the Landscape Plan.
