THE POINTE AT BARCLAY COMMERCIAL PHASE 1  [TRC Plan Review # 6]

TECHNICAL STANDARDS – ACCESS (driveway, sidewalk, and sight distance):

1.       The landscape plans show vegetation and street trees within the sight distance triangles for the site at the intersection of Dusty Miller Ln. and Stone Crop Dr. and at the driveway entrance of Barclay Pointe Blvd. and Block Buster Rd. Show the SDT at these intersections and ensure the trees do not hinder clear visual sight distance from 30” to 10’ at these locations.

TECHNICAL STANDARDS – PARKING:

2.       A few of the inner radius points on landscape islands are shown as R10, instead of the minimum R15’.  Please correct in the final plans for signature. [Chapter VII, Detail SD 15-13 CofWTSSM] 

3.       The tree boxes located near building #2 and building #3 still appear to provide less than 4’ clear pedestrian way along the 8’ sidewalk and the planters for the foundation planting.  Please increase the clearance/ dimension the opening between the tree boxes and foundation planters.

4.       Please provide the turning movement analysis of a WB-50 vehicle and Fire Truck at driveway between building #4 and Building #5 and the roundabout on Barclay Pointe Blvd.
