WILMINGTON MARINE CENTER TRUCK SITE [TRC Plan Review]
Initial Review Note
All comments are based on adopted policy documents, specific City of Wilmington Land Development Code (CofW LDC) and City of Wilmington Technical Standards and Specifications Manual (CofWTSSM) requirements in effect at the time of this review. These have been noted after the comment as appropriate for your ease in further research.
The City Engineer may administratively approve dimensional variance requests per LDC Sec. 18-348. If the Applicant feels further interpretation is in order, please contact Transportation Planning directly to discuss in additional detail. Please apply for all administrative variances in writing, an email is acceptable or this may be included on the plan set. Please see Sec. 18-348 of the Land Development Code for the information required to process a variance request.
TECHNICAL STANDARDS – ACCESS (driveway, sidewalk, and sight distance):
1. Please show the existing roadway, including width, pavement type, curb type and material.
2. Please show the location of existing and proposed sidewalk on the site plans.
3. Please show how the proposed roadway will be connected to the existing internal road network. For the connection details, please change the scale to either 1”=20’ or 1”=30’ scale.
4. Please show dimensions for the site driveway, (width and taper). [Sec.18-529 CofW LDC]
5. The site has proposed a 20’ wide roadway. Please consider widening the road at the road connections to the two parking areas, where two-way traffic is anticipated. Typical two-lane driveway width is 23’. [7-9 CofW Tech Stds]
TECHNICAL STANDARDS – PARKING:
6. The plans describe the use of a 6”X 12” Stand-up Concrete Curb. Please show the standard detail for curb and gutter. [SD 3-11, CofW Tech Stds].
7. Please provide existing Parking lot details.
8. Please show the location of any existing and proposed gates.
9. Provide a diagram to show how ingress and egress route for a vehicle traveling from the existing Boat Basin to the Proposed True Grid Area. The diagram must show how the vehicle will turn around at both locations.
TECHNICAL STANDARDS – Barrier Free Design:
10. The site has existing parking spaces. Please show the location of parking space, including Handicap Accessible Parking spaces. Note the required and proposed number of handicapped spaces in the development data. [Sec. 18-529(b)(2) CofW LDC]
11. Please show location of handicap ramp(s) and signs and provide details on the plan.
GENERAL NOTES TO ADD TO THE PLAN:
A. A utility cut permit is required for each open cut of a City street. Note this on the plan and contact 341-5888 for more details. In certain cases an entire resurfacing of the area being open cut may be required.
B. Contact Traffic Engineering at 341-7888 forty-eight hours prior to any excavation in the right of way.
MISCELLANEOUS:
Transportation Planning Staff reserves the right to review and comment on any additional plans submitted for this development.
