BLUEWATER MOTORSPORTS [TRC Plan Review #4] LANDSCAPE
TECHNICAL STANDARDS – ACCESS (driveway, sidewalk, and sight distance):
1. The NCDOT has proposed a new ROW. Please adjust the landscape plan to meet the new ROW. Items like the Stop Signs, Do Not Enter Signs must be relocated to positions behind the new ROW line.
2. Please show the Do Not Enter sign on the rear of the Stop Sign. The current position of the Do Not Sign is within the 20’X79’ Sight Distance Triangle, which will hinder driver sight distance.
3. The proposed Street Trees on the East side of the Exit only driveway, are located within the 20’X70’ Sight Distance Triangle. Please relocate the trees outside the Sight Distance Triangle.
4. The proposed Stop Bar is located in the center of the one-way driveway. Please reposition the Stop Bars beside the Stop Sign.
TECHNICAL STANDARDS – PARKING:
5. The plans show a note for 6 inch curb that is described as Proposed 6” curb with 7” height along Frontage” . The 7” curb does not appear to meet the Standard COW curb and gutter in the Technical Standards or on the Curb Section Detail shown in the Details and Notes page for the plan. Please revise the height of the curb. A variance may be requested for this change.
6. Please add Signature Blocks to the Landscape Plan.
