CORNING CREDIT UNION SOUTH 17TH STREET [TRC Plan Review# 2] TECHNICAL STANDARDS – ACCESS (driveway, sidewalk, and sight distance): 1. The drawing on Sheet CS 100 is shown at a 1 inch = 30 ft. scale, however, the graphic scale on the plan is a 20’ scale. Please revise. 2. Show a 20’ X70’ Sight Distance Triangle on the driveway beside the dumpster. Ensure exiting traffic can see approaching traffic moving SB/ within the curve on Federal Park Drive. 3. Relocate the raised cross walk further to the east, to allow exiting vehicles from the Employee Parking Lot to complete turning movements before crossing the ramp and cross walk. 4. The proposed service driveway does not meet the minimum 26’ offset from the street corner and the intersection of the 50’ Private Drive. A variance will be required. [pg. 7-11, note #6, CofW Tech Stds.] 5. The proposed raised crosswalk appears to create a wheel chair ramp at the gutter/ curb line on Federal Park Drive. Please show this as a wheel chair ramp and ensure that the ramp meets ADA Accessible requirements for SD 3-07. [Detail SD 3-07 CofW Tech Stds.] 6. The proposed landscape trees on the North side of the proposed raised cross walk shall be positioned to allow clear visible sight lines of pedestrians entering and exiting the cross walk. Ensure the tree canopy and branches for these proposed trees do not hinder visibility of pedestrians by SB traffic on Federal Park Drive. 7. The sidewalk appears to end prior to the ATM window. 8. Provide tactile mats and pedestrian warning signs for the proposed raised cross walk. Ensure the advanced warning sign for the cross walk is located prior to the curve on Federal Park Drive. TECHNICAL STANDARDS – PARKING: 9. Revise the City’s 20’x70’ sight distance triangle at each driveway sight distance triangles on the Site plans and landscaping plans. [Sec.18-529(c)(3)CofW LDC] Add a note indicating that all proposed vegetation within sight triangles shall not interfere with clear visual sight lines from 30"-10'. [Sec.18-566 CofW LDC] TECHNICAL STANDARDS – Barrier Free Design: 10. Please show location of handicap ramp(s) on the plan. The 10" pine listed for removal in the parking lot is not protected; it may be removed from the plans. Consider relocating trees proposed for removal. They may be used to supplement the landscaping. Please make every attempt to avoid conflicts between site lighting and trees; consider the mature size of the trees. The limits of disturbance should be noted and signed as tree protection anywhere there are trees located on adjacent properties.
