- Show improvements on north side of connection to Sir Tyler Drive as shown on the approved conceptual landscape plan (Draft for review 7/7/17). This includes sidewalk along north side of drive. If confirmation is provided from USACOE that the pedestrian connection to north will not be allowed a plan revision can be processed following CO issuance. This has already been discussed with applicant.
- Show estimated trip generation based on current proposed uses/square footages to show compliance with Condition #6 of approved conditional district. Applicant has indicated that this documentation will be provided separately.
- Provide building elevations that show compliance with Condition #16 and #23 (elevations as presented on 7/18/17). Applicant has indicated that this documentation will be provided separately.
- Identify crosswalk materials (Condition #18).
- Show outdoor seating areas (Condition #22). If these haven’t been totally nailed down just identify general locations.
- Label car charging stations parking spaces (in addition to greying them out)
- Include proposed building setbacks in site data table
- There are several trees located outside of essential site improvements that are identified for removal (landscape island, mulch areas, natural area near creek, along Sir Tyler). Once this is addressed we can issue the tree removal permit.
- Correct label to read ‘tie into existing multi-use path’ along Military Cutoff.
- The 24” berm is required along the entire Military Cutoff Road frontage. Breaks can be made to accommodate regulated/saved trees and the sidewalk connection only. The berm should be extend to the south in front of the parking area located in front of south building.
- A 10-foot wide landscape buffer must be provided between adjacent parking areas.
- A landscape island is required on the east side of the dumpster east of north building (end of parking row). Provide square footage and show required planting.
- Provide streetyard calculations for primary (Military Cutoff Rd) and secondary (Sir Tyler Drive) streetyards. Identify areas on plan.
- Small shade trees can claim 314 square feet for shading calculations and large shade/canopy trees can claim 707 square feet. Trees used to satisfy shading requirements can claim full credit (314 small shade/707 shade/canopy tree) when bordered on 2 or more sides by parking area. When bordered on only one side by parking area, half credit can be claimed (157/353.5).
- Show landscaping calculation for number of trees per disturbed acres.
- Provide foundation planting calculations.
- Show location of green wall on landscape plans.
- Add symbols to landscape legend. Provide clearer text, difficult to read.
- Provide copy of wetland determination.
- Provide copy of wetland impact permit.
- Monument sign will require a separate sign permit to be issued by Zoning Section. Please contact zoning for permit application.

TECHNICAL STANDARDS – NEW ROADS:
1. The proposed diagonal crosswalk pavement markings connecting handicap ramps, at the intersection of Sir Tyler Dr and existing driveway to the south of the property should be parallel to the direction of the vehicular traffic. Please revise the design [CofW SD 3-09 & SD 11-11].
2. Preferably, all the crosswalks must be marked parallel to the direction of the vehicular traffic to minimize the maintenance of pavement markings due to wear off. [CofW SD 3-09 & SD 11-11].
TECHNICAL STANDARDS – ACCESS (driveway, sidewalk, and sight distance):
3. Please make a note to remove the existing stop bar at the intersection of northern driveway and Military cutoff Rd.

5. Site plan shows a wheel stop installed at the accessible aisle, located east of the proposed building with 3,000SF. Please revise to remove it.

1. Thank you for showing pavement markings and signal symbol for the signalized Leftover at Site Access 1.
2. The Site Access 1 driveway has an existing Stop Sign shown. This Stop Sign will be removed with the Signalization of the Leftover. Please revise.
3. Please update Sheet C2 to match the other site plan sheets (C3, C4, etc.), which show the extension of the dual 42” SD, relocation of the Fiber Optic and other utilities on Sir Tyler drive.
TECHNICAL STANDARDS – ACCESS (driveway, sidewalk, and sight distance):
4. Stop Signs and markings on the Multi-Use Path are shown at Sir Tyler Signalized intersection. Please provide these Stop Signs and markings on the Multi-Use Path to protect patrons from the traffic at the signalized crossover.
TECHNICAL STANDARDS – PARKING:
5. Please consider adding bollards adjacent to the 216 SF Island in front of the 1,200 SF building, (near station location 4+ 00 on Sheet C6). This area has over 20’ of sidewalk that is flush with the pavement and no curb and gutter to prevent vehicles from encroaching the sidewalk.
6. The proposed 24” curb and gutter detail does not match SD 3-11, which requires 6” of ABC Stone base under each Curb type. The proposed curb shows 4” of ABC Stone. Please revise the detail to match SD 3-11. [Detail SD 3-11 CofW Tech Stds]
