· Site Plan Content (Sec. 18-60):
o Add width of South College Road
o It appears you are proposing an off-site improvement (heavy duty sidewalk and grass pavers for emergency access across property lines (Jaytees Property)). Please provide a POA document that indicates permission to make proposed improvements.
o What is the status of the 6 ft. chain link fence? Confirm removal.
o Existing wetland boundary is identified on adjacent parcel. Please provide wetland determination for the subject site and also provide species of adjacent identified wetlands to verify setback compliance with Sec. 18-341. A 50 foot setback is shown on Sheet L161, how was this determined?
o Add detail of screened enclosure for roll away carts.
· Landscape Plans (Sec. 18-462)
§ Identify mitigation req. per Sec. 18-460.
§ Add credit information for preserved trees per Sec. 18-448(c) Table I.
§ Add hardscape and sidewalk on to the Landscape Sheet, L161.
o Interior Parking Lot Landscaping:
§ Add dimensions of all parking islands and planting contents.
§ Add detail of curb/ wheel stops of all interior plantings.
o Perimeter Landscaping:
§ The ten foot landscaping yard is shown along the northern and eastern lot lines. Please add details of the plantings that will meet the minimum requirements (1 tree required every 18-27 ft., Sec. 18-482)
o A tree preservation/removal permit is required.
Please address the following
- Show all FDC locations on final plan.
- FDC must be on the front of the building unless otherwise approved.
The following notes must be on the plans in a section labeled Fire and Life Safety Notes
- Type of Construction of Building according to the International Building Code must be present on the plans.
- Contractor shall maintain an all-weather access for emergency vehicles at all times during construction
- New hydrants must be brought into service prior to combustible materials delivered to the job site
- Hydrant must be within 150' of the FDC (measured as the truck drives for practical use)
- FDC must be within 40' of fire apparatus placement
- Landscaping or parking cannot block or impede the FDC or fire hydrants. A 3-foot clear space shall be maintained around the circumference of the hydrant and FDC
- In addition to the standard comments, additional fire protection and accessibility requirements may be required due to any special circumstances concerning the project.
- Private Underground Fire Lines require a separate underground fire line permit from the Wilmington Fire and Life Safety Division 910-343-0696
- All isolation valves within the “Hot Box” shall be electrically supervised. Please work closely with your fire sprinkler and alarm installer in regards to running wire for tamper switch.
