· Site Plan Content (Sec. 18-60):
o Add proposed CFPUA easements to site plan, sheet CS-101A, and clarify location on landscape plan, sheet CL-101.
o Add status of existing driveway off S. 8th Street and site triangle.
o Add S. 8th Street to the plan, including width of the public ROW
o Add land uses of adjacent properties to site plan, sheet CS-101A, and landscape plan, Sheet Cl-101, including across South 10th Street.
o Revise required setbacks: Within the 1945 Corporate Limits, no setbacks is required except when abutting a single-family residential district, excluding street and alley rights-of-way.
· UMX District (Sec. 18-204):
o Provide elevations to ensure compliance with building design standards.
o Add details for metal fencing for utility screening
o Bicycle parking requirement for multifamily is 1/unit. Plan shows 40 spaces required and provided. Please add 8 more bicycle spaces and revise data table.
o If warranted, add note about site lighting. All lighting shall be located, shielded and/or limited in intensity so as to cast no direct light upon adjacent properties, shall minimize off-site backlighting glare, and up-lighting. Light posts shall be no taller than 12 feet.
· Landscape Plan (Sec. 18-462):
o Tree Preservation/removal permit is required.
o Shrubs and groundcover contents must be on approved list.
o Provide street tree calculations. Within the 1945 Corporate Limit, street tree plantings in below grade planters shall be included in the public ROW at the rate of 1 tree per 30 feet of frontage.
o Indicate which trees count towards meeting the shading requirement.
o Surface parking lots visible from the public right-of-way shall be screened by permanent walls, shrubbery or hedges at least 3 feet in height. If shrubbery or hedges are used, they shall be a minimum of 3 feet in height at the time of plantings and shall be maintained at 3 to 5 feet in height at all times.
o Add a tree to the landscape island located within the site triangle that meets Transportation specifications. Green vase is an appropriate tree for the landscape island located within the site triangle and consistent with the other landscape islands shown.
Please add the following to the Fire and Life Safety Notes
- Type of Construction of Building according to the International Building Code must be present on the plans.
- In addition to the standard comments, additional fire protection and accessibility requirements may be required due to any special circumstances concerning the project.
- All isolation valves within the “Hot Box” shall be electrically supervised. Please work closely with your fire sprinkler and alarm installer in regards to running wire for tamper switch.
